Irwin Scott recognises the fact the purchase of your home is the most important and expensive transaction you are likely to make. To help you along please find below a brief overview of the procedures involved:
First of all you will need to register your details and property requirements which you can do on our website, phone or simply pop into our branch. Once you have registered, you will start receiving property details.
Should you wish to view our friendly team are available to arrange viewings of your selected properties.
We advise wherever possible to get a mortgage agreement in principle (AIP) before you final decision on your new property is made.
Once an offer has been made we will submit your offer to the vendor for their consideration.
If you offer is accepted by the vendor, you should instruct a solicitor. Your solicitor will deal with all the legal requirements of your purchase.
If you require a mortgage this will be arranged via the lender. The surveyor will determine whether the amount you are borrowing is secured and also look at the basic condition.
This will be drawn up by the seller’s solicitor and is forwarded to the buyer’s solicitor for consideration.
Once you’re offer has been approved the lender will send a formal mortgage offer to the buyers solicitor.
Once all parties have signed the contract, a deposit (normally 10% of purchase price) is paid. All parties agree on a completion date. You are then ready to exchange.
This happens usually a few or weeks after exchange of contracts.
